Lender’s Valuation Services, a Division of Trident Services LLC (“LVS”), tracks many Key Performance Indicators (KPIs) to effectively manage our internal staff and the professional appraisers on our panel. Due to the nature of our business, our KPIs relate directly not only to the final product, but to the quality of the appraiser’s results as well as the quality of the relationship between the appraiser and LVS. Utilizing scorecards gives us the capability to manage the relationship with our appraisers in three critical areas: timing, communication and quality.

COMPETENCY = PROXIMITY AND ASSIGNING

Local, experienced, knowledgeable — our panel includes over 4,100 of the industry’s finest appraisers within 10 states. This gives us the ability to draw from one of the largest pools of talent to select the right affiliate with local market knowledge. Assignments are always based on geographic competency to help ensure those selected are optimally located, extremely experienced, and exceptionally knowledgeable. While other AMCs implement first come first serve (shotgun) method, we prefer the human touch. For good reason. Automation does not take into consideration the knowledge and distance of an appraiser. Our team knows not only who is most competent for the assignment, we assign your appraiser no more than 15 miles away from the subject property. This results in delivering the highest quality appraisal reports with quickest turn times in the industry. LVS diligently manages the process every step of the way from order placed, to Quality Control and shipping the appraisal.

COMMUNICATION

LVS communicates every phase of the appraisal order to the appropriate parties. Most importantly, we reach out to you to ensure timelines are not jeopardized. This is a key to our success. Professional appraisers will not remain long with an AMC where they do not enjoy a good relationship. Like all relationships, those are built on frequent and clear communication from each party. The result is dedicated, loyal appraisers who prioritize work given to them by LVS.

COMPLIANCE

LVS Appraisal Management Division specializes in providing underwriter ready appraisal reports to ensure compliance with CFPB, USPAP, Fannie Mae, Freddie Mac, FHA, USDA and HUD.  We adhere to the GLBA (Gramm Leach Bliley Act). LVS is also a direct submitter to the UCDP and EAD portals. This puts the compliance responsibility on your AMC as opposed to the client.

QUALITY CONTROL

LVS performs a Quality Control review on each appraisal evaluating USPAP guidelines, appraiser compliance rule-sets, investor guidelines, mortgage fraud detection, licensing verification, client specific rules, and lender overlays. Our process is a manual QC with zero automation. We believe strongly in providing a hands-on review. Automated technology driven review products have been proven to lack consistency in achieving our standards. All Quality Control personnel are USPAP Certified and continue to update their certification every two years through the USPAP Continuing Education Program.
